TLD — The Land Developers announced the launch of its newest project, KUKŪN, in Mostakbal City — one of East Cairo's integrated smart cities — with total investments of EGP 3 billion.
The project spans 20 acres, adding to TLD's portfolio of developments aimed at delivering sustainable urban-community experiences aligned with Egypt's Vision 2030.
Omar El Tayebi, CEO of TLD — The Land Developers, said KUKŪN will be a landmark in the company's history thanks to its sustainable, innovative services, offering residents a distinctive living experience inside a community that breathes life and reflects a contemporary architectural language fused with nature.
The project is distinguished by an expanded green-space footprint and integrated services and amenities: green areas make up 82% of the total project area, with built-up space limited to no more than 16% — guaranteeing a quiet life with low residential density.
El Tayebi explained that the company's strategy focuses on building urban communities that exceed customer expectations, delivering innovative engineering design, smart services, and green spaces that tangibly enhance quality of life.
The name KUKŪN embodies the project's vision through meanings that signal privacy and security, along with the spark of pursuing new hopes and ambitions.
The project's strategic location sits at the heart of Mostakbal City's Phase Four, close to East Cairo's main road axes.
Residential units are diverse: villas, townhouses, twin houses, and apartments, with areas ranging from 185 to 270 sqm.
Integrated amenities include a health centre, a nursery, cafés, retail outlets, dedicated kids' spaces, artificial lakes, and expansive green areas. A Clubhouse connected to a fully integrated commercial area completes the experience. Unit entrances feature double-height ceilings — giving the buildings a premium character and opening wide views over the artificial lakes.
Founded in 2018, TLD — The Land Developers brings more than 30 years of experience in real estate and tourism investment, and is among Egypt's leading developers, with marquee projects including Armonia in the New Administrative Capital and il Bayou in Sahl Hasheesh on the Red Sea.

In an exclusive interview with CNN Business Arabic, TLD CEO Omar El Tayebi announced a 1.5 billion EGP investment plan for 2026, with current project investments reaching ~15 billion EGP and sales targeted between 7–10 billion EGP — up to a 100% increase versus 2025. The plan centres on integrated lifestyle developments combining living, hospitality, and work, anchored by the Westrict project which will add ~600 hotel rooms to West Cairo through 123 hotel keys and 250 serviced apartments.
TLD signed a landmark agreement with Marriott International to introduce a Tribute Portfolio Hotel & Residences within Westrict. The 60,000 sqm mixed-use development on the Cairo–Alexandria Desert Road will feature a 123-room hotel, 250 serviced residences, 110 office units, and retail for 100+ brands — operating under a unified framework. Delivered with L35 (design), Savills, and El Ghoneimi Architects, the project meets EDGE sustainability standards.
Sada El-Arab profiles TLD's continued expansion across Egypt — EGP 14.5 billion across the portfolio, a new Hurghada branch for il Bayou, a Fifth Settlement office in Waterway 2, the award-winning KUKŪN in Mostakbal City (217 units on 20 feddans, EGP 3 bn), and the 42-feddan Armonia in the New Administrative Capital — all framed by an innovative, sustainability-led vision.
